body

BACKGROUND INFORMATION:

The Lodi Transit Station is located at 24 S. Sacramento Street. The facility serves as a central hub for the various transit services provided in the City. The original facility was relocated to its current location and restored in June of 2000. Various maintenance improvements have been performed at the site since. This project included replacement and painting of wood siding, trim, and soffits, as well as other miscellaneous and related items of work as shown on the plans and specifications.

The contract was awarded to CMA Painting of Berkeley, in the amount of $161,680.00 on May 18, 2022. An initial survey by staff revealed water damage and surface deterioration on the wall sidings and exposed wooden beams. During later stages of construction (as more internal elements of the structure were exposed) it was found that there was more water damage to the building than originally observed. Due to the significant amount of damage, it was decided to repair/replace all the damaged sheathing and also replace the siding on the North and South Annex building. See attached Exhibit A for pictures.

All work was completed in substantial conformance with the plans and specifications approved by City Council. The final contract price was $289,989.55 with $167,199.55 in change orders, less $38,890 representing contract bid items that were removed from the original scope of work.

The following change orders summarize the necessary extra work needed to repair the buildings:

CO 1: Additional dry rot removal and replacement per Architectural Plans                                           $ 24,703.02

CO 2: Additional contract quantities to remove and replace dry rot and siding                      $ 102,030.00

CO 3: Additional work to remove and replace all remaining damaged sheathing                      $ 40,466.53

Total Change Order Amount                                           $ 167,199.55

Following acceptance by the City Council, as required by law, the City Engineer will file a Notice of Completion with the County Recorder’s office. The notice serves to inform vendors and subcontractors that the project is complete and to initiate the 30-day period to file a stop notice requiring the City to withhold payments from the prime contractor in the event of a payment dispute.

STRATEGIC VISION:
